Repair Or Replace? How To Decide On Your Roof

This is the question we get asked more than any other, and the honest answer is that it comes down to three things: the age of the roof, how many separate problems it has, and the condition of the decking underneath.

When a repair is genuinely the right call

Repair makes sense when the damage is localised and the rest of the roof has meaningful life left. A single cracked vent boot, one section of lifted shingles after a wind event, or a failed length of step flashing along a wall are all repairs – even on a roof that is fifteen years old. If the field of the roof is sound, replacing the whole thing to fix one detail is throwing money away, and any contractor who tells you otherwise is selling rather than advising.

When replacement is the better investment

Replacement becomes the sensible choice when you see several of these together:

  • Age past twenty years. In Colorado Springs, altitude UV and hail age a roof faster than the manufacturer’s rating assumes.
  • Widespread granule loss. Bald patches across the field mean the asphalt is exposed and degrading everywhere, not just where you can see it.
  • Curling, cupping or cracking shingles. This indicates the material itself has reached the end of its flexible life.
  • Leaks in multiple, unrelated locations. One leak is a defect. Three leaks in different places is a pattern, and patching each one costs more over two years than replacing once.
  • Soft or damaged decking. If the deck has failed, no surface repair will hold.

The maths people forget

Homeowners often compare a $900 repair against a full replacement and conclude the repair wins. The comparison that actually matters is cost per remaining year of service. A $900 repair that buys two more years is worse value than a replacement that delivers twenty-five years – and repeated repairs on a failing roof rarely stop at one.
