If you own or manage a building with a flat or low-slope roof in Colorado Springs, TPO and EPDM are the two systems you will be quoted most often. Both are proven. They simply optimise for different things.
TPO: reflectivity and welded seams
Thermoplastic polyolefin is usually installed in white, and that bright surface reflects solar energy rather than absorbing it. At Colorado Springs altitude the UV load is intense, and a reflective roof measurably reduces cooling demand and heat stress on rooftop HVAC equipment.
Its other advantage is the seams. TPO seams are welded with hot air, fusing the sheets into a continuous membrane. A correctly welded seam is typically stronger than the membrane itself – which matters enormously, because seams are where flat roofs usually fail.
EPDM: flexibility and cheap repairs
EPDM is a synthetic rubber membrane, most often black. Its defining property is flexibility across an enormous temperature range. EPDM simply moves with it, which is why installations from the 1980s remain in service.
Repairs are also its quiet strength. A compatible patch bonds permanently to the existing membrane, so maintenance over a thirty year life is simple and inexpensive. Black EPDM additionally helps shed snow load and reduces ice build-up.
How to choose
- Cooling-driven building – refrigeration, heavy IT load, extensive rooftop HVAC: TPO, for the reflectivity.
- Heating-driven or heavy snow exposure: EPDM in black helps shed snow and adds winter heat gain.
- Frequent rooftop access or heavy foot traffic: consider modified bitumen instead – its multi-ply build tolerates mechanical damage better than either single-ply.
- Long hold period with minimal maintenance budget: EPDM, because repairs stay cheap for decades.
Installation quality outweighs material choice
This is the part that gets lost in the comparison. A well-installed EPDM roof outperforms a poorly-installed TPO roof every time, and vice versa. The flashing details at curbs, drains, penetrations and parapets are where flat roofs leak – not in the open field. Ask any contractor how they detail those, and how they will confirm the existing deck is dry before they cover it.
